Garage Gate and Closure Notice

On Tuesday, December 6th San Diego Door Controls will be out to complete repairs on the garage gate between 9:00am-12:00pm. During this time there will be no access in/out of the garage as the gate will be closed while repairs are made. So please make sure your vehicle is out of the garage prior to the work if you need to leave during those hours. Thank you for your cooperation during this service and please let management know if you have any questions or concerns.


HAVE YOU TURNED IN YOUR ANNUAL MEETING BALLOT YET?

The Park Boulevard West Annual Meeting will be held on December 8, 2016 at 5:00 p.m. and we still need to receive more ballots in order to reach quorum for the meeting. Please mail or drop off your signed ballot to the management office at 550 Park Blvd before 5:00 p.m. on December 8th. If we do not receive enough ballots the Annual Meeting will have to be rescheduled. Contact Management at 619-595-0003 or rpreston@actionlife.com

Upcoming Coffee with a Cop Event 10/7/16

In honor of national coffee with a cop day, please join the central division police department in a community outreach event. In order to strengthen police community relationships, the SDPD central division would like to invite you to join them for coffee. This gives the public a chance to chat casually with the captain and officers in the local area to exchange ideas and concerns over a cup of coffee. I hope you all can attend.

Have You Thought About Running For The Board?

Currently there are two (2) open positions for the Board of Directors at Park Blvd West. Recently a mailer was sent out to all owners which included the request for candidate statement. If you are an owner in the building and feel like you want to get more involved in the community, please fill out that form and email or mail it to the management office by Friday October 21st to be considered for the secret ballot mailer at the upcoming December annual meeting.

The 5 Year Fire Sprinkler Inspection is Finished!!

The 5 year fire inspection is finished. Thank you to everyone who made themselves available or dropped off a key to facilitate access for the inspection. This service will not need to be completed for another 5 years.


How Do I Shut My Unit Water Off For A Repair?

How do I shut my water off for a plumbing repair?

Water shut offs can be completed Monday – Friday, after 9:00 am and preferably ending by 3:00 pm. Most shut offs are done in 2 or 4 hour blocks depending on the work. Please provide at minimum a 24 hour notice for any shut down requests in order to provide your neighbors information regarding the loss of water. These requests can be made with management at 619-595-0003 or rpreston@actionlife.com

What do I do in an emergency???

If this issue is after hours or weekends, please call 1-800-400-2284 and dial 1 for emergency assistance. A manager will contact you to determine if a vendor needs to be dispatched.

For emergencies during business hours, please contact the management office 619-595-0003 so the water can be turned off immediately.

Management emailed this information out to the residents along with a water intrusion protocol with more detailed information on water emergencies. If you did not receive this information, contact management and it can be emailed to you.


5 Year Fire Sprinkler Inspection **Mandatory****

Dear Resident(s),

Park Boulevard West is currently due for its 5-year fire sprinkler inspection as required by California Title 19 and NFPA 25. During this inspection we are required to visually inspect all fire sprinkler heads inside of units on the property.

You have the following options for service in your unit:

1. Be home. Please check the schedule below for your appointment time.

2. Provide a key to management. Please check to make sure you have an up to date key on file.

Unit’s 1409 through 1516 8-10am on Tuesday 9/6/16

Unit’s 1303 through 1408 10-12pm on Tuesday 9/6/16

Unit’s 1110 through 1302 12-2pm on Tuesday 9/6/16

Unit’s 1101 through 1108 12-2pm on Tuesday 9/6/16

Unit’s 2502 through 2612 8-10am on Wednesday 9/7/16

Unit’s 2301 through 2501 10-12pm on Wednesday9/7/16

Unit’s 2101 through 2212 12-2pm on Wednesday 9/7/16

If you cannot provide access to your unit a locksmith will be utilized to enter on Thursday, September 8th. A locksmith charge of $100 will be assessed to your account.

Water Intrusion Protocol Information

We would like to provide you with a protocol to follow in the event your unit sustains water damage and/or a back-up. We understand plumbing issues typically occur at inopportune times, so we have prepared a step by step plan for your reference.

If a leak occurs during normal business hours…

1. If you notice a leak, back-up, or water damage during normal business hours (Monday-Friday 9am-5pm) please contact the onsite office immediately at 619-595-0003.

2. If no one is available to take your call in the onsite office, please immediately call Action Property Management’s Community Care Department at (800) 400-2284. Your call will be routed to a live representative that can provide you with immediate assistance.

If a leak occurs after hours…

1. As soon as you notice water, immediately call (800) 400-2284. You will hear Action Property Management’s message. Press “1” to be directed to a live person.

2. Provide the answering service with as much pertinent information as possible. Make sure to include the following:

Your Name

Your Unit

Contact Phone Number

Where the water is coming from (ie ceiling, toilet overflow, kitchen sink)

What to expect when I call Action:

You will reach Actions dispatch center, where a representative will contact the afterhours Community Manager for Park East. Once you receive a call back from the on call manager, you can provide further information regarding your plumbing issue. The Community Manager will then call the appropriate vendor out to provide service as soon as possible. Although we will make every effort to call you back immediately, there may be a brief delay. So for immediate plumbing assistance you can call the buildings preferred vendor California Comfort Systems at 858-564-1150 in conjunction with your call to Management.


Building Rules Reminders

Disturbances/Nuisances

Residents are responsible at all times for the reasonable conduct of themselves, their occupants and guests. Loud or boisterous conduct anywhere on Park Boulevard West property, including your residence, which disturbs the comfort and quiet enjoyment of others, is prohibited. The volume of radio, stereo sets, television, and musical instruments shall be held at a reasonable level at all times so other residents are not disturbed. After 10:00 p.m. the volume must be significantly reduced so as not to disturb other residents. In the event a neighbor or guest is causing a disturbance, the person being inconvenienced should call on-site security at 619-846-7049 between the hours of 9pm-5am.

Pets

It has been noticed on multiple occasions that resident’s pets are peeing in the elevator, carpet outside of the elevators and are not cleaning up the mess. This lack of cleanup has created staining and smell of urine in these areas. If the responsible party is noticed not cleaning up or leaving the mess, the owner will be called to a hearing and fined for the damage to the common area and lack of clean up after their pets. The first fine for this violation is $200-400 and it doubles for every subsequent violation.

Patios/Balconies

No exterior clothesline shall be erected or maintained or hung on balconies or railings within the Project and there shall be no exterior drying or laundering of clothes or any other items on any Exclusive Use Common Area or Association Property. No patio, deck, balcony or parking spaces shall be used for storage purposes, including, without limitation, the storage of bicycles. Management will be issuing letters to the unit owner regarding the above violations.
